The GTA housing market experienced a surge in momentum this May, transitioning from a high-inventory market toward a more balanced state. Driven by improved affordability—thanks to lower home prices and reduced borrowing costs—buyers who were previously waiting on the sidelines are actively returning to the market.

Demand is outpacing new supply. As buyers absorb the existing inventory, competition is increasing in specific communities, which is expected to stabilize prices.

6,583 homes were sold, marking a 6.3% increase year-over-year and a 10% jump from April.

Total inventory dropped by 13.3% compared to last year, with new listings also dipping month-over-month.

Spring has sprung in the real estate market! Resale activity is up 7% over last year with nearly 6,000 transactions, but with new listings dropping by 9.3%, the market is becoming much more balanced.

We’re seeing a big move in the condo space—sales jumped 9% even though prices are still about 6.3% lower than this time last year. It’s a “sweet spot” for first-time buyers and investors, especially for units under 600 square feet, as they look to make a move while interest rates hold steady.
