July’s numbers are in and show a market where buyers continue to have options, particularly in Whistler, with 275 active listings and 86 in Pemberton.

In Whistler, chalets made up the largest portion of available inventory at 88 listings, followed by townhomes and duplexes at 83 and condos at 72. Properties are taking an average of 69 days to sell, giving buyers more time to consider their options and sellers a little less urgency than we’ve seen in a faster-moving market.

Pemberton is a different story when it comes to inventory, with just 5 active condos and 18 townhome/duplex listings, alongside 44 single-family homes and 19 vacant land listings. Despite the lower overall inventory, the average time on market is 83 days.

The takeaway? Buyers have more choice and negotiating power, while sellers need to price strategically and be prepared for a longer sales timeline. As always, the overall numbers only tell part of the story, neighbourhood, property type, condition and pricing can make a significant difference to how a particular property performs.

Sometimes it's the little things that remind you what makes a community so special.

The fastest way to lose a buyer is to make them feel like they are standing in someone else’s house.

Before we ever list, I walk every seller through the same thing. Not a remodel. Not thousands in upgrades. Just what to take out so the home photographs bigger, feels move-in ready, and gives buyers room to picture their own life inside it.

Here is what comes out first:

1. Family photos. Buyers stop imagining themselves the second they see your face on the wall.

2. Half your closet. A stuffed closet reads ā€œnot enough storage.ā€ Pull 40 percent and store it offsite.

3. Countertop clutter. Kitchen and bathroom counters should be nearly bare. Empty counters read as more square footage.

4. Extra furniture. The third chair and the oversized sectional shrink the room. When in doubt, take a piece out.

5. Everything on the fridge. Magnets, school papers, photos. It looks messy in every single listing photo.

6. Bold or personal decor. Political, religious, or very specific taste pulls buyers out of the moment.

7. Pet evidence. Bowls, beds, litter boxes, crates. Not every buyer is a pet person, and smell can sell or kill a house.

8. Bathroom personal items. Toothbrushes, razors, half-used bottles. Clear them before every showing.

9. Oversized rugs. They cut a room in half and hide the floors buyers actually want to see.

10. Valuables and medications. Strangers walk through during showings. Lock these away every time.

Clearing this out is step one, and it is free. It can be the difference between an offer in week one and a price drop in week four.

But removing things is only half the game. The other half is knowing which small fixes actually add dollars, and which upgrades are money pits you should skip.
