What you need to net is not what a buyer will pay.

Overpricing isn't ambition. It's a delay.

Just sold. 1 Fairview Court, Carmel.

From the street it looked sweet and unassuming. Around back: a fully fenced, level yard with the pool, the hot tub, and the paver patio. Inside, that Palladian window pouring light into the living room, hardwoods throughout, four bedrooms, three baths. The whole house just felt happy.

Grateful to my sellers for the trust, and to the buyers who saw the next chapter waiting there.

Congratulations to Norm and Regina on their new home! 🎉 It's a fixer-upper — sleeves already rolled up. Give it a year and this is going to be the house everyone on the street points to.

I've known Norm since before he was born (yes, really), so getting to hand him and Regina the keys to their first home together means more than a caption can hold. So proud of you both.

Eleven years in real estate. Over 225 homes sold. A median of 28.5 days on market, and my listings average 101.1% of list price — not luck, just pricing strategy and prep work done right.

What started as a way to build a business while still being a present mom turned into something bigger: walking families through first homes, upsizes, downsizes, estate sales, and empty nesters starting their next chapter.
