Charleston, we need to talk about Friday.

Terrace Theater is doing Rocky Horror Picture Show on 9/4 with a full shadow cast, Charleston's Absent Friends. If you've never seen a shadow cast, there's a whole live cast acting the movie out in front of the screen while it plays. It's chaos. It's a costume situation. It's one of my favorite kinds of Charleston weird.

This one's doing a tribute to Tim Curry, who passed this week. Frank-N-Furter was his most iconic role, full stop. But I don't want this to just read as "actor tribute, go watch a movie." Rocky Horror is the longest running movie in the history of the world. It's been playing in theaters since the seventies, never stopped. And for just as long, it's been a safe space. A lot of the LGBTQ community and just underrepresented weirdos in general found this movie and it made them feel like they were allowed to be weird. That's not nothing. That's the whole reason this thing has never left theaters.

So Friday isn't just a movie night. James Island, Terrace Theater, 9/4.

Nobody tells you when you become a realtor that the job description secretly includes plumbing.

This is the second time I've had to show up to one of my own listings with a plunger. (YES, SECOND TIME). I've also cleaned out a fridge that had been unplugged way longer than it should've been, hauled furniture, gotten into crawlspaces, and few other things that don't come up in real estate school.

S**t you should know: rates are sitting flat around 6.66%, inventory just hit a 4-month high, and cancellation rates, meaning deals actually falling apart before closing, are at their highest point in almost three years. The market quietly flipped toward buyers and a lot of sellers have not caught up yet.

Here's the thing nobody wants to hear. Pricing is such a hit or miss right now, and your marketing matters more than normal. An agent who actually knows how to market, actually knows how to network, actually has connections, in addition to being willing to have a hard conversation with you about pricing, that's the difference right now.

Two things I keep having to talk sellers off the ledge about. First, sellers still want to try a higher price because they know buyers are getting closing costs, so they push the number up, and then their house sits on the market longer. Second, even a house that's priced more appropriately is sitting on the market longer right now in general. It is what it is.

This is why I don't just price a home and hope. I market it, I network it, and I'll tell you the truth every step of the way.

Y'all. We closed on Flower Creek and it feels kinda weird to say I'm happy to see a house go.

Quick recap: tenant nightmare, water ruptured in the house, and my seller had to rip out and replace all the flooring. Ew.

So when I say we closed on this one, I mean we got this five-hour-away nightmare off this man's plate.

Missing my REM girls.

In January, we held our first REM Retreat in Scottsdale and it was so incredible to curate an experience focused on strategy, stillness, sisterhood, and a s**t ton of soul. 🧘‍♀️🌵🌀

We mapped the next phases of REM’s growth plan, hiked red rocks in Sedona, meditated on mountaintops, and got super specific about what it takes to build a real estate marketing agency that actually feels good to grow for each of us.

We practiced yoga and breathwork. We ate and drank VERY well. We had a kickass branding photoshoot. We learned about one another and it was just really effing cool.


Our next one can't come soon enough. But every Monday night our team meets via Zoom and I do feel a little piece of our magic coming together.

Dr. Kristin finds the spots I didn't even know I had. Whether it's adjusting, breathwork, or finding those pressure points - It’s a chance to slow down, let go, and actually feel better.

Sometimes your nervous system (or your shoulder...) just need a reset.

That’s what I found at The Living Room Chiropractic in Avondale, tucked inside the Schoolhouse. Take time after and peruse the community garden.

Bonus? She works with animals too (I’m talking horses and pups, y’all. Wild and wonderful).

Asheville, I'm ready to come back!

We had a full house of powerhouse agents from all across the Western NC mountains and I may or may not have blacked out while teaching (in that "in the zone" kinda way). Let’s just say… we were feeling it.
