I wanted to share a quick snapshot of what we’re seeing in the Fairfax County real estate market as we head into early 2026. I’ve attached charts for reference so you can easily see the trends outlined below.

New Contracts Surge

New contracts in Fairfax County (across all property types and price points) were up 24% during January 1–15 compared to the same period in 2025. This aligns with the strong early-year trends we saw in 2023 and 2024. While it’s still early, this points to solid momentum as we move further into the year.

Days on Market (DOM)

Homes under $2M that went under contract saw a notable drop in median Days on Market during the first two weeks of January.
Median DOM (Jan 1–14): 7 days
Average DOM: 39 days
This spread suggests that many homes are moving very quickly, while a smaller number are taking longer. As more listings come online heading into spring, we expect this gap to narrow.

Buyer Activity

For homes under $2M, new contracts are up 14% compared to early 2025—a strong start that reflects renewed buyer confidence.

Active Listings

December inventory was up 32% compared to 2024, giving buyers more options as inventory continues to build.

Mortgage Rates

The 30-year fixed rate is now around 6.06%, the lowest level since September 2022. VA rates have been under 6% since September 2025. These lower rates may encourage more buyers to take action as we move toward the spring market.
